What are the qualifications for investors?
The minimum required investment for trust deed investors is $50,000. No experience is required, however some real estate knowledge for both borrowing and lending is a plus.
Is each project funded by a single investor?
In most cases a single investor will fund a transaction but multiple investors can participate with fractionalized, undivided interest.
How are interest rates determined?
Interest rates are determined by various factors, including the Loan-to-Value ratio, FICO score, and the income/condition of the property.
What will I be responsible for after closing?
The investor collects 100% of interest payments, late fees, and prepayment penalties from the borrower after closing, unless an arrangement with a third party servicing agent has been arranged. Presidio Mortgage can recommend a servicing agent if you’re interested.
What are Presidio’s fees?
There are no fees for trust deed investors. Presidio Mortgage collects an origination fee from the borrower at the time of closing through escrow.
What are my options if a loan defaults?
In the unlikely case that a loan becomes more than 60 days delinquent, an investor may choose to contact a third party that offers foreclosure and trustee services.
